Torus has commissioned a contractor to carry out a range of surveys in all our properties including flat blocks. This contracted survey programme will continue into Spring 2024. Torus surveyors will also visit properties as well. The three types of survey are:
Surveys take place for a variety of reasons, most importantly to confirm your home is safe, comfortable and in good condition. The survey also allows Torus to review information we hold on your home and make an investment plan for it’s future.
This survey involves the Surveyor reviewing information we have on each flat block and any communal areas to ensure the information we hold is accurate. The survey is not invasive, there won’t be any disruption or mess caused to any residents and the Surveyor will not need to access to individual flats. Customers who live in blocks will receive a letter in the post to advise that they may see Surveyors on site.
These surveys should be completed by the end of 2023.
We are looking to survey all Torus homes. The surveyor will assess the age and condition of major elements in your home, recording the age of items in the property, such as the kitchen and windows. The survey is not invasive and does not cause any disruption or mess. Customers will be contacted directly to make a convenient appointment.
It is important that you allow access for the survey, as it could mean that you may be eligible for improvement works on your home. Allowing access is also part of your tenancy agreement.
These surveys will happen 2023-2024.
Many of our customers will have had a full stock survey undertaken to their home and we wanted to share what happens with the data we collect and how any we share the results and arrange works needed for homes.
We are currently looking at all the data provided from the Stock Condition Surveys that have taken place this year, working with involved customers who are part of Tenant Voice to agree a set of rules to start a new full 10-year investment plan.
The agreed rules, mean we will work in geographic areas which have been identified has in the most need for certain home improvements - kitchens, bathroom, electrical works, windows and doors, new boilers, roofs etc. – meaning that some homes will feature in the plan for one or more item.
We also have enough information from the surveys for our 2024/25 Planned Improvement Plan.
In 2024, we intend to publish the plan and are currently working on ways we can make it easy for customers to access information about their home, including what works they are getting and when they are due.
The plan will be published alongside the rules, which are used to agreed how works are prioritised. Regrettably, with such a big programme of planned works it is inevitable that someone will be first and someone will have to wait longer for their improvements, be last and the rules are a way of managing this.
In the new year, we will also be holding community roadshows, where customers can come and see the fittings and the products we will be using. It will be an opportunity for Torus tenants to have their say and give their thoughts on the styles and colour schemes we offer, from front and rear doors to the kitchens, tiles, flooring, and worktops. Dates will be shared as soon as they are booked in.

Please note the contractor surveyor will carry ID at all times.
