Works starts to future-proof Morgan House in Warrington

In spring 2023, we commenced improvement works on Morgan House, a 1960’s block of 20 maisonettes located in Orford, Warrington.

The £1.17million improvement works consist of a new roof, triple glazed windows, doors, improved ventilation, and external wall insulation and will see investment from Torus to improve the energy performance and aesthetics of the block.

Additional works will include, environmental improvements, including a new fob controlled secure bin storage, security door communal entrance upgrades, resurfacing of car park, and electric gates installed to the rear carpark.

Head Asset Investment at Torus, Mike Austin, said:

“Torus is committed to investing in its existing homes and our £1.17m investment in Morgan House reflects this. We listened to the residents and took on board their concerns about the aging block and some of its facilities and were keen to get it modernised and fit for the future.

“The works will help the residents benefit from warmer more energy efficient homes, addressing concerns over unstable fuel bills, with the improved ventilation helping to reduce the risk of damp and mould.

“The works will help our customers save money, help improve their health and general wellbeing too, whilst simultaneously reducing harmful emissions.”

The works will also benefit the environment by helping to reduce carbon emissions, which supports Torus’ wider environmental sustainability strategy, which will play a key role helping the Liverpool City Region and Warrington achieve net zero by 2040 and 2030, respectively.

All works will be completed by HMS and their trusted sub-contractors. HMS Managing Director, Paul Worthington, added:

“HMS is really pleased to be working on a project like this that will make positive impacts to both the residents who live in the building but also community that live in the area.

“The works will improve the thermal performance of the building reducing energy bills for customers as a result. The timing of the project will also mean we will have some local apprentices involved in the various work packages which will be great experience for them starting out in the industry.”

The block will remain tenanted throughout the project, with a site office set up on site to keep the residents informed and answer any questions. Works are expected to be completed in early 2024.
