Your tenancy responsibilities

Your tenancy agreement includes a number of important responsibilities designed to help you maintain your home and contribute to a safe and respectful community.

  • Pay your rent in full and on time, ensuring your account remains one week or one month in advance, as applicable.
  • Be a considerate neighbour and ensure that members of your household and visitors do not cause nuisance, annoyance, or disturbance to others.
  • Not use your home for any illegal or inappropriate purpose.
  • Obtain permission before operating a business from your home.
  • Occupy the property as your main home and not allow anyone else to live there in your place.
  • Provide four weeks' notice if you intend to end your tenancy and move out.
  • Take reasonable care of your home and:
    • Avoid causing damage to the property.
    • Keep us informed of everyone living in your home.
    • Keep your home, garden, and surrounding areas clean, tidy, and free from rubbish.
    • Carry out repairs you are responsible for, and report any repairs we are responsible for as soon as possible.
    • Allow access for essential inspections, such as gas safety checks, electrical inspections, property condition surveys, and repairs.
    • Report any damage caused by you, your household members, or visitors.
    • Not store caravans, trailers, untaxed vehicles, or other large items on your driveway or in shared areas without permission.
    • Respond to our communications and work with us when we need to review your tenancy.

If your tenancy agreement is breached

Torus will normally:

  1. Contact you to discuss the issue.
  2. Attempt to resolve the matter informally where possible.
  3. Take appropriate action if necessary.
  4. Consider legal action in serious cases or where problems remain unresolved.

  • Consider requests for lodgers, provided there is no overcrowding.
  • Consider mutual exchange applications.
  • Provide information about services and performance.
  • Consult tenants on service changes.

We always advise tenants to cover their belongings with contents insurance.
