About your tenancy agreement

Your tenancy agreement is a legal contract between you and Torus. It sets out the rights and responsibilities of both you and your landlord, helping you understand what is expected throughout your tenancy.

Your tenancy agreement explains:

  • The amount of rent you are required to pay and when it is due.
  • The services and repairs Torus is responsible for.
  • Your responsibilities as a tenant.
  • The type and length of your tenancy.

The type of tenancy you hold will be detailed within your tenancy agreement. The most common tenancy types we offer are outlined below.

Assured shorthold tenancy

Most new tenants are on an Assured Shorthold Tenancy for a probationary period of 12 months. During this period, we will work with you to ensure that the terms of your tenancy agreement are being met, and your tenancy is being conducted satisfactorily.

Assured tenancy

An Assured Tenancy does not have a fixed end date and provides greater long-term security. This type of tenancy will continue unless it is ended by you or legal action is taken following a breach of the tenancy agreement.

Fixed term tenancy

A Fixed Term Tenancy is granted for a specific period, usually five years. We may offer a Fixed Term Tenancy for certain properties, such as new-build homes.

Ending your tenancy

You can end your tenancy if:

  • Provide at least four weeks' written notice.

We can end your tenancy if:

  • You seriously breach the terms and conditions of your tenancy agreement.
  • A court grants possession of the property following legal proceedings.
  • A Fixed Term Tenancy reaches the end of its term and is not renewed, in line with legal and contractual requirements.
